Terms of Service

These Terms of Service ("Terms") govern your access to and use of Renovate Hub (the "Service"). By creating an account or using the Service, you agree to these Terms. If you don't agree, please don't use the Service.
1. The Service
Renovate Hub is rental property bookkeeping and portfolio management software. It helps you track properties, income, expenses, rehab projects, and reports, and optionally link bank accounts via Plaid for transaction syncing.
2. Accounts
You must sign in with a Google account to use the Service. You're responsible for maintaining the security of that Google account and for all activity that occurs under your Renovate Hub account. You must be at least 18 years old and able to form a binding contract to use the Service.
3. Subscriptions, Trials & Billing
New accounts receive a 14-day free trial with full access to the Service, no credit card required, available once per account. After the trial (or if you'd rather subscribe directly), continued access requires an active paid subscription on one of the published plans. Subscriptions are billed in advance on a recurring basis (monthly or annual, depending on the plan you choose) via Stripe. You can cancel at any time from your account settings; your subscription remains active through the end of the billing period you've already paid for, and we don't provide partial-month refunds except where required by law or as described at checkout. If your trial ends or your subscription lapses, your existing data is preserved, but you won't be able to add or edit records until you subscribe.
4. Your Data & Content
You retain ownership of the property, financial, and other data you enter into the Service ("Your Content"). You grant us a limited license to host, store, and process Your Content solely to provide and improve the Service to you. You're responsible for the accuracy of the information you enter. You can export your transaction data to CSV at any time.
5. Third-Party Services
The Service integrates with third-party providers, including Google (authentication), Stripe (payments), Plaid (bank connections), OpenAI (receipt scanning), and Resend (email delivery). Your use of these integrations is also subject to each provider's own terms and privacy policy. We aren't responsible for the availability or accuracy of these third-party services.
6. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of any applicable law
- Attempt to gain unauthorized access to the Service or other users' data
- Interfere with or disrupt the integrity or performance of the Service
- Reverse-engineer, resell, or white-label the Service without our permission
7. Not Financial, Tax, or Legal Advice
Renovate Hub is a bookkeeping and organization tool. It is not a substitute for advice from a licensed accountant, tax professional, attorney, or financial advisor. Calculations like NOI and cash flow are based on the data you enter and are provided for informational purposes only — you're responsible for verifying their accuracy before relying on them for tax filings or financial decisions.
8. Disclaimers & Limitation of Liability
The Service is provided "as is" and "as available," without warranties of any kind, express or implied. To the fullest extent permitted by law, Renovate Hub will not be liable for any indirect, incidental, special, or consequential damages, or for any loss of data, profits, or revenue, arising from your use of the Service. Our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months preceding the claim.
9. Termination
You may stop using the Service and cancel your subscription at any time. We may suspend or terminate your access if you violate these Terms or if we discontinue the Service, with reasonable notice where practical.
10. Changes to These Terms
We may update these Terms from time to time. If we make material changes, we'll update the "Last updated" date above. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
11. Governing Law
These Terms are governed by the laws of the United States, without regard to conflict-of-law principles, except where applicable law requires otherwise.
